Cabins offer privacy, seclusion, vast amounts of amenities and the comforts that many hotels and condos cannot provide. You can enjoy privacy, mountain views, hot tubs, jacuzzi tubs, indoor fireplaces, outdoor grills, theater rooms and much more.

21 for a 1 bedroom cabin, 25 for 2 bedrooms and 28 for 3 or more bedrooms

You may reserve online by selecting your cabin based on dates, location, bedroom size, amenities, etc. You may also call our friendly staff to help find the best cabin for your needs.

Regular Check-In begins at 4:00 PM each day and continues until our office closes. Heartland Rentals will only offer early check-in after 1:00pm if the cabin is ready. If you are arriving after hours, please call the office for instructions on where your rental package will be located. This package includes directions and key code to your rental. Your package will not be available if paperwork is not complete or if the reservation is not paid in full or if you have not provided your photo ID to our office. If there are any concerns regarding paperwork, you must call our office before your arrival date.
No arrivals are allowed on Thanksgiving or Christmas Day.

Check-out – Check-out is 10:30 AM. If you check out later, you will be charged $100.00 minimum for late checkout. No late checkouts are allowed, unless you have pre-approved permission from the office. To check out, call the rental office; either an answering machine or an office staff member will answer. State your cabin name and your time of departure. Please refer to the instructions on your cabin directions (received at check-in) If you used a key box to get a key out then you put the key back in the key box after you lock the door or if your cabin has a electronic keypad then you lock the door using the keypad. If the cabin has an alarm please set the alarm as you depart. Place the towels in the bathroom tub, place all trash in the correct containers and wash dishes you used and place back in cabinet or place dirty dishes in dishwasher and turn on when leaving the cabin.

You will receive a check-in package that will include directions to your cabin. You may also call our office during business hours for assistance if needed.

Reservation Guarantee fee is highly recommended.

*You only have 24 hours after booking for the reservation guarantee to add it to your reservation. After that, we can no longer add the reservation guarantee to your reservation.

**Reservation Guarantee:*Reservation guarantee fee is available at the time of booking. You will have up to 24 hours after booking to add on the reservation guarantee fee.

You will have until 30 days prior to arrival for 1-2 bedroom cabins, and 60 days prior to arrival for 3+ bedroom cabins, to cancel your reservation and receive a full refund minus the reservation guarantee fee cost plus tax.

If within the 30 days for 1-2 bedrooms, and 60 days for 3+ bedroom cabins, we will give you 6 months to reschedule minus the reservation guarantee fee cost plus tax. No more having to worry about not being able to cancel unless its months prior to arrival! With the reservation guarantee fee, your trip is covered up until 7 days prior to arrival, inside the 7 days there is a strict no refund/no reschedule policy.

Without the reservation guarantee fee, we will not be able to do any type of refunds or reschedules. If you have a rescheduled reservation, you do have the option to repurchase the reservation guarantee fee, however, it will only cover a reschedule. You could not purchase the reservation guarantee fee and then receive a refund after already rescheduling a reservation.

When you check into a cabin with Heartland Rentals we will provide you with a starter package with the following: One roll of toilet paper per bathroom, one roll of paper towels, one trash bag per trash can, one bar of soap per bathroom, makeup towelettes to remove the makeup also brown washcloths, one small bottle of dish soap for dishes and one pack of dishwashing cleaner for cabins with dishwashers.

Personal toiletry items, charcoal for the barbecue grill, fire starter or kindling, wood for indoor wood burning fireplaces, iron and ironing boards, extra blankets, cribs, laundry detergent, aluminum foil, plastic wrap, coffee filters and condiments. Extra linen if needed. Cabins have washer and dryers to refresh your linen when needed. While the weather is unpredictable here in the mountains, we recommend that you bring a flashlight in the case of a power outage.

In the rare instance you find something in the rental unit not working properly, please notify our office within 24 hours upon your arrival to the unit. We ask this so that any problems can be handled in a prompt manner. We do everything possible to maintain all equipment is in good working order. If something is not functioning, we will do our best to repair it for your stay. Upon arrival, you will receive an after hours emergency number which is not answered till after 11pm. If you report something after hours that is a true emergency, then you will be contacted back as soon as possible. Emergency are considered no heat or air, busted water pipes or a illness. If the issue is not a true emergency, then you will be called back the following day during normal business hours to resolve the issue as soon as possible. Any concerns about your rental need to be handled during the rental of your unit and not at check out or after departure. *No refunds of any kind will be given for issues reported during or after your departure.

Yes. Please remember there are certain health risks associated with improper use of this equipment. When using hot tubs, pools, saunas, and spas, it is the responsibility of the registered guest to inform anyone using these items during their stay of both proper use and potential hazards. DO NOT STAND ON HOT TUB COVERS! Covers are for insulation purposes only, and are not designed to support weight. If broken during your stay, you may be charged for cover replacement of $350.00 dollars. When the tub is not in use, hot tub covers should be placed back onto tub unit to maintain warmth. Housekeeping drains, sanitizer, refills, and replenishes chemicals in all hot tubs prior to each reservation arrival. If you have any questions regarding hot tub operation, please call during office hours for assistance. Use hot tub at your own risk

Some units are pet friendly, and require a $75.00 plus taxes non-refundable pet fee pet pet. Most pet friendly cabins are suitable for pets 20 pounds or less. Some cabins allow for larger dogs, please ask for assistance which cabins if you have a larger pet. The pet fee for larger dogs is $100 plus tax non- refundable pet fee.  Guests staying in our units are financially responsible for any and all damages caused by their pets. All guests must notify and have permission from the office to bring a pet. Dogs only are allowed.

Most of our units have either gas-burning, electric or wood-burning fireplaces. All fireplaces are for seasonal use from October 1st through April 1st. No foreign materials or roasting hot dogs and marshmallows are to be burned in gas fireplaces. You may be charged for any resulting damages from such activity. Heartland Rentals nor cabin owners does not supply firewood for the cabins.

Vacation Protection is highly recommended during the winter months.

*You only have 24 hours after booking for the Vacation Protection to add it to your reservation. After that, we can no longer add the vacation protection to your reservation.

**Vacation Protection:*Vacation protection is available at the time of booking. You will have up to24 hours after booking to add on the vacation protection.

We require a two night stay with all of our cabins unless you are visiting during a holiday that will require a three to four night stay. We do allow one night rentals if available only.

With your reservation, you will receive our “Gateway to Fun Pass”. This pass gives you one free adult admission per unit, prepaid night stay to popular attractions. Attractions include (but may vary):

*Reservations are often required in advance and restrictions may apply and attractions offered may vary over time. Each day you will receive 1 free admission to all attractions. You can do all attractions on our Gateway To Fun Pass everyday of your stay.

Parties are not allowed and strictly enforced. Loud music, excessive noise, trashing the inside or outside of the cabin and having more people in the cabin then it will sleep. There are neighbors around the cabins and they cannot be disturbed. There is also 24-hour security that continuously drives throughout the areas and will stop at the cabin if there is any disturbance. Guests will be required to leave and no refunds will be given.

All units are sprayed monthly by a professional pest control company. However, wasps, ladybugs, and other insects sometimes still impact rental units beyond control. Our Great Smoky Mountains location is home to many species. If there are any questions regarding insects, please call during office hours for assistance.

Some cabins have access to community pools in certain cabin developments. Please check with our staff if you will require the use of an outdoor pool during your stay. Pools are season use from Memorial Day to Labor Day.

Keep in mind that you will be in the mountains where cell phone service is sometimes weak and not guaranteed as proximity to cell phone towers will vary between cabins. Some cabins do have telephones and allow for free local calls.

All cabins have a telephone in them. Some are 911 calls only (as most have cellular phones). All other phone services are local calls only. All local calls are free.

Some cabins are located on mountains and hillsides that provide wonderful mountain views. Please contact our office to inquire about a cabin’s location.

Some of the cabins are located in a community of other cabins.

We have some cabins that would be close to playgrounds. Playgrounds may also be found within the cities of Sevierville Pigeon Forge and Gatlinburg. Some public playgrounds are Wear Farm City Park in Pigeon Forge and the Sevierville City Park. Please call our office for more information.

Privacy depends on the cabin. We have cabins that would offer privacy, while other cabins would be semi-private. Be sure to ask our staff prior to booking your cabin.

Most cabins have WiFi available while some do not based on the location of the rental cabin and availability of internet services beyond our control. Please check with our office if you will require internet during your stay.

We have a vast amount of cabins in several areas such as Gatlinburg, Pigeon Forge, Wears Valley and Sevierville. Some cabins are located in the mountains to provide mountain views and seclusion as others are located closer to town. Please contact our office if you have a desired location or proximity to certain areas or attractions.

It is highly recommended that you have 4-wheel-drive during the winter months as inclement weather may be a factor. With all cabins in the winter months you would have to have 4 wheel drive and/or chains.

Most of the cabins are on paved roadways, however there are some that would be located on gravel roads or driveways.

With the fire codes and regulations we have listed the number of guest that each cabin will sleep. If you will have more people than listed on the cabin, you will need to select a larger cabin.

Gatlinburg, the Glades Arts and Crafts Community, hiking trails, fishing, Douglas Lake, Forbidden Caverns and most importantly, be sure to dedicate some time to visit the Great Smoky Mountain National Park and Cades Cove!

Gatlinburg, Pigeon Forge, Wears Valley and Sevierville have an enormous selection of restaurants and attractions to choose from. Our staff can provide recommendations, try asking the locals or even try looking at review sites such as Yelp and Tripadvisor to find the top-rated places to eat or attractions based on your desires or needs.
